Does an extension add value?

Done well, the right project pays for itself and more. Here is what adds value, roughly how much, and what to watch out for.

The short answer is yes, usually. A well-designed, well-built extension or renovation normally adds value, and often more than it costs. But not always, and not every improvement is equal. Here is how to make sure your money works.

What adds the most value

Kitchens and bathrooms sell homes, so they tend to reward investment more than most.

Figures vary a great deal by area, but as a broad guide a well-judged extension or loft conversion can add value in the region of 5 to 15 per cent, and sometimes more in sought-after locations. In many cases the value added comfortably exceeds the cost of a well-run project.

Do not over-develop

Every street has a ceiling price, the most a home there is likely to sell for however much you spend. Pushing well beyond it rarely returns the money. A good builder and a local estate agent will give you an honest view of where that ceiling sits for your home.

Quality and finish matter

Buyers pay for homes that feel well built and cared for. A cheap finish can undo the value of good space, while quality work quietly justifies a higher price. This is where the right builder earns their keep.

It is not only about money

Most people do not extend simply to sell. They do it to live better, with more space, more light and a home that works for how they actually live. That value is real too, even if it does not show on a valuation.
