Insurance and warranties, explained.

Building work changes your risks. Here is the cover you need while the work is happening, and the guarantees that protect you afterwards.

First, and most important: tell your insurer before you start. Standard buildings and contents insurance often restricts or even voids cover during major works. A quick call now can save a disaster later.

A proper building contract, such as a JCT contract, sets out who is responsible for what, including insurance obligations and who insures the works. It is not red tape; it is the thing that protects both sides if something goes wrong. Never take on a significant project without one.
